West Swan sits north east of the Perth CBD, and its closest neighbours are Dayton, Brabham and Caversham. It is inside our normal service area rather than somewhere we would treat as a one off trip.

West Swan is part of the Swan Valley and the north east. Two kinds of house sit side by side here. There is the older river stock around Guildford and Bassendean, some of it a century old and wired more than once since, and there is the estate build across Ellenbrook, Aveley and Brabham that went up in the last fifteen years. The older houses are where we find the surprises behind the wall. The newer ones are where a system was put on at handover and never sized for the family that moved in. Both are straightforward once someone has actually looked.
